I often get this question from investors who still don't know which investment option is best for them.

I always say that vacation property is an investment for a bolder profile, like shares.

Why is that? Because as the name implies, it's a vacation rental property. In other words, there are seasons when it can give you a good income, and seasons when the rent isn't so strong.

The flexibility of vacation homes is an advantage when it comes to making more money.

But the calculation you have to make is the annual income, because if you calculate it on a monthly basis, the figures for some months may not be satisfactory.

Other differences between investing in a vacation home and investing in a home for monthly rent are the fixed and variable costs.

In a holiday home, the costs of energy, swimming pool, water, which are variable costs, and community, IPTU and insurance, which are fixed costs, are the homeowner's costs.

As for the monthly rent, the variable costs are all the tenant's and the fixed costs of community, IPTU and insurance are the landlord's.

Investors need to weigh up the characteristics of each investment to decide what is best for them.

Another point is that in vacation rentals, you have to furnish the house in the most comfortable, attractive and complete way possible, as if it were a hotel.

While annual rentals do not require furnishing.

With vacation rentals, when you come to Orlando, you can block off days and stay in your own home.

In the case of monthly rentals, not only is the property unfurnished, but you can't remove the tenant in the middle of the contract because he's coming for a vacation.
