Step by step how to buy a house in Florida, from choosing the land to the details of finishing.

The process of buying a home in Florida differs from how it is in some other places in the world.

We want to show you how the purchase of a plot of land is made, the choice of the plan and the finishing to help you plan your buying your house in the USA.

In other countries it is common to buy land and take some time to start building or wait for it to appreciate in value and then resell it.

Here in Florida the process is totally different, there are basically 3 ways you can buy a property in the plant and build.

1 - Condominium developed by a construction company

This is the most used way to buy a house in the plant in Florida.

The builders divide the land in lots and present models of the houses.

Then, you choose finishing from the options they offer for you to make your home your way.

Don't be surprised if you find on the same community more than one choice of builders offering different models of Floor Plans for you.

This is quite common to happen here.

2 - Purchase of the land with a longer construction period.

You also buy a house in the plan, but in this form you buy the land and have a longer time to start building.

You choose one of the construction companies available on community and get some time to start your construction work.

3 - Land outside community.

It is the least used in Florida, but many people are looking for it.

It is when you buy land that is not in any builder's community area.

You can choose your architect, the builder of your choice and start building when you feel comfortable.

Sometimes it is difficult for us to find available land and the zoning that allows this type of construction.

The most common option here in Florida is community developed by a developer.

On these communities we will always meet the sales team representing the construction company.

Important to mention that they do not compete with the consultants, they are the communication bridge between the builder the Realtor and the buyer.

Our Broker, Bruna Sereno, interviewed Fernando, a sales representative from Meritage Homes, who explained how the process of buying a home as a floor plan at community works.

Bruna - What is the process like when a client arrives at community to buy a house?

Fernando - First I tell you a little about community, I show you which houses and Floor Plans are available.

Depending on the client's taste and budget we choose the house.

From that moment, when the client has already chosen the plant, the one he likes best, we go to the map of community where I show the plots that are available.

Bruna - Can the client choose any house model for any plot of land?

Fernando - There are some exceptions, but we do not build the same plan with the same façade in houses next to each other, we skip a plot of land so as not to have two identical houses together.

It can be the same floor plan but with a different façade, which can be more modern, more contemporary or more traditional.

Bruna - How does payment work and the difference between local and foreign buyers?

Fernando - After the client has chosen the plot of land, the floor plan, signed the contract, he goes to the Design Studio where he chooses all the finishing of the house such as cupboards, floors, carpets, etc.

After these choices we have the final price of your property.

For financing the down payment is between 3.5% and 20% for a local buyer.

For the foreigner the entry is usually between 25 to 35%.

After choosing the plot, the floor plan and all the finishing, a 10% deposit is required.

This 10% will be paid of which $10,000 at the signing of the contract and the remainder after 30 days.

The rest of the value of the property will be paid only when the house is ready, usually 4 to 6 months.

Get to know the final details of a house bought in the plant.

When you visit a community, they have a model home.

This is a house already built based on the Floor Plans presented, so that prospective buyers have a real idea of what their home will look like.  

When finished, the houses are delivered complete with appliances, practically all the finishing, stones, cupboards, floors, countertops, with basic models that the construction company offers.

The only thing that doesn't come is the furniture.

The great advantage of buying a house in the plant is that you can choose all the details of finishing.

But if you don't like the models you can choose from other options that the construction company makes available.

There are other models, for example, for the kitchen and bathroom stone, the floors, ceramics, kitchen tiles, taps, showers, door handles, handrails, carpeting, lighting, swimming pool, door.

All these details are chosen in the Design Studio with the help of a professional.

He knows the shape, the size, how much material you need for each place and in the end he adds everything that was chosen by you and gives you the final value of your house.

As items are replaced, the budget will also change. An important tip is, customize the house the way you want it and prioritize, if the budget gets too high and needs adjustment start cutting the lower priority items.

All this so that your home is the way you've always dreamed of, but that it fits into your budget.
